Check-in and Check-out Procedures
- Check-In: 4:00 PM (Contactless Entry)

- Door Code: A unique entry code will be sent 10 minutes prior to check-in.
- Please follow the designated check-in and check-out times/dates unless otherwise approved in writing. Unauthorized late checkouts may interfere with cleaning schedules and may result in additional charges.
- Early check-in and late checkout requests are subject to availability and must be approved in writing prior to arrival. Unauthorized late checkouts may result in additional charges of $100 per hour.
Property Access
- Contactless entry with unique door code sent 10 minutes prior to check-in.
- On rare occasions, it may be necessary for maintenance staff, management, or contractors to access the property for urgent repairs or scheduled service. Advance notice will be provided whenever possible.
- Starting after Labor Day (September 2, 2025), the A Building at Dunes of Panama will undergo scheduled Milestone Exterior Repairs. Work will take place Monday through Friday, from 8:00 AM to 5:00 PM (CT). Renovations are currently focused on the exterior of the building and will not affect the interior of your unit. However, please note that balcony access will be restricted at times, and work on the balconies may impact your stay. In addition, certain walkways will be temporarily closed for major renovations, which may limit access to your condo. These dates should already be reflected on the booking calendar. Contact our team to confirm whether your stay may be affected.
Policies and Rules

- By booking this reservation, you agree to the following policies, terms, and conditions. Please treat this vacation rental with the same care and respect you would your own home.
- Guests must be over 25 to book this property
- The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.
- Maximum occupancy is 6 guests.
- Please respect neighbors and maintain low noise levels between 10 PM and 8 AM. Community quiet hours, if any, must also be observed. Repeated violations or excessive noise may result in fines or eviction without refund.
- Smoking and vaping are not permitted inside. Outdoors, smoking must occur at least 10 feet from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any required cleaning or repairs.
- Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.
- Only registered guests are permitted. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.
- Pets are not allowed. (Note: The property data indicates maxPets is 0. Previous language about pet registration and pet fees has been removed for clarity and accuracy.)
- Guests who violate house rules, cause disturbances, exceed occupancy, bring unauthorized pets, cause damage, or otherwise breach the reservation terms may be evicted without refund of unused nights. Removal for violation of these terms constitutes removal "for cause" under Florida Statute § 509.141(2).
- The property may be sold or transferred at any time. Should a sale occur after booking, every effort will be made to honor your reservation or assist in finding comparable accommodations. Advance notice will be provided whenever possible.

- Promptly report any property damage. Failure to report may result in charges to the credit card on file for repair or replacement. Notice and supporting documentation will be sent to the email provided at booking. Booking authorizes UMB Vacations to process such charges if necessary.
