Check-in and Check-out Procedures

- Early Check-In / Late Check-Out: Available upon request (subject to availability and additional fees).
- Please follow the designated check-in and check-out times unless otherwise approved in writing. Unauthorized late checkouts may interfere with cleaning schedules and may result in additional charges.
- Early check-in and late checkout requests are subject to availability and must be approved in writing prior to arrival. Unauthorized late checkouts may result in additional charges of $100 per hour.
Property Access
- Contactless entry via unique door code (sent 10 minutes prior to check-in).
- Maintenance staff, management, or contractors may need to access the property for urgent repairs or scheduled service. Advance notice will be provided whenever possible.
- Starting after Labor Day (September 2, 2025), the A Building at Dunes of Panama will undergo scheduled Milestone Exterior Repairs. Work will take place Monday through Friday, from 8:00 AM to 5:00 PM (CT). Repairs are limited to the exterior of the building and will not affect guest stays. During this time, some balconies may be temporarily closed or locked while work is being completed on the unit's exterior.
Policies and Rules
- Property is not pet friendly. Pets are welcome only with prior written approval and payment of the applicable pet fee. A $500 fine per pet will apply if a pet is brought without disclosure, fee payment, or completion of the required pet registration form prior to check-in. If evidence of a pet is found and the number of pets is unknown, it will be assumed that at least one pet was present for the purpose of assessing the fine.
- No smoking allowed. Smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.
- Guests must be at least 25 years old to book this property. If the guest who made the reservation is under 25, the reservation will be canceled, the guest will be required to vacate the property, and the unused portion of the stay will be refunded, minus a $250 administrative fee.
- The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.
- Maximum occupancy: 6 guests.
- Only registered guests are permitted on the property. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.
- Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.
- Quiet hours: 10 PM to 8 AM. Community quiet hours must also be observed if applicable. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.
- Air conditioning is available year-round. Please do not set the thermostat below 70 degrees during the spring and summer months. Avoid leaving windows or doors open while the AC is operating.
- Please use utilities responsibly. Excessive or negligent use, such as running the AC with doors or windows open, may result in additional charges.
- Not responsible for lost, stolen, or abandoned personal items. Please check for your belongings before departure.
- Guests are responsible for any damage caused beyond normal wear and tear. Repair or replacement costs will be billed to the guest if necessary.
- Guests who violate the House Rules, exceed occupancy limits, bring unauthorized pets, cause property damage, or otherwise breach reservation terms may be evicted without refund of unused nights. Removal for violation of these terms constitutes removal "for cause" under Florida Statute § 509.141(2).
- The property may be sold or transferred. If a sale occurs after booking, every effort will be made to honor the reservation or assist in finding comparable accommodations. Advance notice will be provided when possible.
- Please review all House Rules before booking.
Fees and Payments

- Booking Fee: This fee covers 24/7 guest support, professional cleaning and maintenance coordination, property upkeep and quality assurance, marketing and listing exposure, and administrative operations.
- Insurance Fee: Provides accidental damage protection during the stay, instead of a traditional security deposit. Covers minor accidental damage up to a certain limit.
- Cleaning Fee: Covers professional cleaning after each stay, sanitization of high-touch surfaces, laundered linens/towels, restocking of essential toiletries and paper goods, trash removal, and inspection.
